What Is a Contractor Punch List?

If you have gone through a construction project in Scottsdale AZ, whether it is a new custom home build, a home remodel, or a commercial project, you understand the term “contractor punch list.” But for those of you who may have just heard the term, but never gone through a construction project, you may not know exactly what the term contractor punch list refers to.

What Is A Contractor Punch List?

In this post, we will explain what the term means and why it is an important step in the construction process. As the term would suggest, a punch list is a list of tasks and items that need to be completed in order for the construction project to reach the stage of final completion.

Walkthrough With The Client

Here at AFT Construction, the process of putting together a punch list begins when the project is substantially complete. When we believe the project is substantially complete, we will notify our client and request a joint walkthrough of the project. Prior to this walkthrough, we will prepare a list of tasks and items that either need to be completed or corrected in order to reach final completion. This will include items such as paint touch-ups, making sure windows open and close properly, cabinet doors and drawers work correctly, etc. Although we conduct internal punch walks regularly on the home and build to a high standard in quality, we always provide our client with a “punch walk” to review the entire project.

As a Scottsdale general contractor, we plan ahead to make sure the walkthrough is done in an organized manner to make sure all aspects of the project are covered. During this inspection, we encourage our client to not just go through the motions, but to fully evaluate the list. In fact, it is not a bad idea for the client to pre-walk the project prior to the walkthrough with us. It is important that our clients address any concerns they have and add or subtract from the punch list we prepared so those items can be taken care of. We believe a thorough walkthrough and taking ample time to fully discuss the contractor punch list helps ensure that our client completely understands the list, and everyone is on the same page. This open communication can help prevent future disputes.

Executing The Contractor Punch List Quickly

Once the walkthrough is complete and the punch list is finalized, it is our job as the general contractor to ensure the punch list items are completed in a timely manner. This means coordinating our crew and our Scottsdale subcontractors to make sure everyone understands the items that need to be taken care of and make sure these items are being addressed as quickly as possible. It is our goal to have all punch list items completed within 7 days of the walkthrough. While we always make sure the final items are completed with the same quality workmanship as the rest of the project, we know the sooner the punch list is complete the sooner our clients can enjoy their new remodel or move into their new custom home. Getting to the punch list stage is always an exciting time of a project because it means project completion is just around the corner. Open communication between the contractor and client will help ensure all items are addressed and the project is completed satisfactorily to all parties.
